Buyers Guide


     Buying a home or unimproved property is an exciting time in one's life. Making the smart move of choosing a realtor is your first step to ensuring that your new home and community meets your needs. My services and experience range from financial aid to helping you find the home that best suits you and your family. For your convenience, I also provide listings by email. I pride myself on repeat business and hope you'll come to understand why.

As Your Agent, I Will:

  • Assure that you see all the properties in the area that meet your criteria.
  • Guide you through the entire home buying process, from finding homes to look at, to getting the best financing.
  • Make sure you don't pay too much for your new home and help you avoid costly mistakes.
  • Answer all of your questions about the local market area, including schools, neighborhoods, the local economy and more.

The Process In A Nutshell:

     1. First Things First

  • Talk to a lender to determine what you can best afford.
  • Obtain a finance prequalification letter, it will benefit you throughout the process.

     2. Contact Your Realtor

  • Discuss in detail what type of real estate you are seeking.
  • Review information on all available properties that meet your criteria.
  • As your realtor, I will schedule appointments to view selected properties.

     3. After You Have Made Your Selection 

  • Carefully review all available information. i.e. surveys, septic letters or permits, zoning regulations, deed restrictions and etc.
  • If you are satisfied with the information provided and your questions & concerns have been addressed, you should now be prepared to make an offer.
  • Should you wish to make an offer and there are unresolved issues, have those issues addressed in your contract offer.

    4. Contract Is Ratified

  • If buying a home, I highly recommend a professional home inspection.  As your realtor, I will be happy to assist in scheduling.
  • A termite, water and septic inspection will be provided by the seller.
  • Should significant problems be identified, we will work to resolve these issues in a manner that is satisfactory to all parties.

 

  • If buying land, Know what you are buying, during on-site inspection, property must be clearly identifiable i.e. property corners and/or lines flagged.
  • Purchaser must determine that his or her septic requirements are satisfied i.e. septic permit or letter. 
  • Determine through engineering and feasibility studies that property is suitable for purchaser's intended use.

     5. Closing Costs to Expect:

  • Lender fees include charges for loan processing, underwriting, preparation and establishing an escrow account.
  • Third-party fees include charges for insurance, title search, and other inspections such as termites.
  • Government fees include deed recording and state & local mortgage taxes.
  • Escrow and interest fees include homeowner's insurance, loan interest, real estate taxes, and occasionally private mortgage insurance.
